A Summerlin Centre homeowner called after her HVAC tech refused to service the unit until the attic was cleared. A grease fire in The Ridges burned itself out in two minutes but left protein soot on every surface in the open kitchen. The July 2024 monsoon dropped 2.3 inches on The Willows in ninety minutes. This basement took water through the window wells and the main sewer cleanout. We classified it Category 3 due to soil and organic contamination, which meant no salvage on the carpet pad, baseboard, or lower drywall. Our crew pumped, removed, and pressure-washed the slab in one day. A main line collapse in The Pueblo sent raw sewage into a first-floor bathroom at 6 AM. The homeowner’s first call was to a plumber, who cleared the line but wouldn’t touch the contamination. We arrived two hours later in full PPE, established a clean-to-dirty workflow, and removed the vanity, tub surround, and tile backer board by the OSHA book. We cleaned the slab and studs with a quaternary ammonium solution, then verified with ATP bioluminescence testing at three points. All readings came back under 10 RLU, which matches the benchmark for food-contact surfaces. We installed a new fiberglass tub surround, reset the original fixtures, and left a photo record that documented every stage for the city’s health department review.
